THE PERFECT BALANCE

On Thursday 7 April Wright Marshall estate agents held a public auction at The Swan Hotel at Tarporley.  There were three lots offered and in many ways this auction reflected perfectly the differing outcomes that can be achieved at auction.

The building plot adjacent to Beechcroft in Duddon received considerable interest and sold prior to auction having received a strong offer that exchanged contracts in advance of the sale.  The Groves in Threapwood in Malpas offered a guide price of £250,000 – £300,000+ and sold for £295,000 to a local family. Barra, a detached cottage in Brown Knowl was offered at a guide of £300,000 – £400,000.  It did not sell on the evening but we have subsequently received four offers for the property, one of which has been accepted and we anticipate it will promptly move to exchange of contracts and completion thereafter.

Whilst the outcome in each case has been slightly different, the key point is that all three clients have received an excellent result and the market has been brought to a head by the process of a public auction.  Of course auction is not the right vehicle of sale for every property but when the appropriate property, combined with the right pricing and extensive marketing is offered, it really is an excellent method of sale.
